Design Built, on time and on budget. The existing house was previously the undesirable “dog” on the block, 2 bed, 1 bath, no  basement, with a cramped kitchen. The idea was to use what was worth keeping: the solid masonry exterior walls and the hardwood floors (and floor frame) and remove the rest, then build anew, for the future, we call it “plug and play”. In floor radiant heat with solar compliant system ready for thermal solar collector, evaporative cooling, waste lines plumbed separately for grey and black water, for a future recovery system, the roof was engineered for an extensive  green roof. A basement was excavated for mechanical, storage, and living space, without disturbing the existing foundation.
